Investors

Investment in single family rental homes has been rising to the point that many large national organizations and Wall Street firms have entered the industry in a big way, in many cases buying blocks of rental properties numbering into the thousands of homes. They are buying bargain priced real estate for its inherent value, immediate cash flow, tax benefits, and potential appreciation. They see the same things we have seen and are seeking what we have found.

Working with us provides you with an opportunity to make a significantly higher rate of return on your invested funds without most of the negatives and risk associated with other investment choices. Does anyone really trust Wall Street after all that has happened over the past few years?

Our current capitalization level allows us to do several projects at a time, as we are doing now. We have bank funding for our rental property portfolio so that we can refinance those properties that we elect to keep as rentals. However, we are seeking to expand our sources of funds, particularly for flipping houses, to increase our capacity as we have the contractors and tradespeople to do so, and the supply of good fixer upper properties to buy.

There are many ways for you to participate with us in the current real estate market, i.e.:

  • Buying a Fixer Upper to flip or rent

  • Finance the acquisition, renovation, and sale (flip) of a Fixer Upper

  • Finance a rental property for a short, medium, or longer term

  • Develop a partnership to buy and operate one or a group of properties

No matter what you are interested in, we would enjoy the opportunity to meet with you and discuss your plans and ideas about real estate investing.

A typical rental house project

A private investor provided $135,000 for the purchase and renovation of this property.

Making 10% interest, that investor made $1,125.00 each month during the renovation. (That's $13,500.00 per year!)

Once it was rented, the property was refinanced with a portfolio loan from a local bank.
